Rincon Knolls Planned Community
The Rincon Knolls Planned Community is located on approximately 172.6 acres with - over 500 clustered home sites. The community was designed in harmony with important Riparian habitat located adjacent to a Federal Listed Natural Preserve. Special planning considerations included: 1) protection of natural open space, such as washes and unique wildlife habitat corridors; 2) cultivating important regional pedestrian and bicycle recreation systems; 3) the planning of seven unique neighborhoods, which offer a mixture of housing opportunities and densities to accommodate all income levels while integrating multimodal connectivity through the community. The project also intergraded a transit stop and access nodes to existing and future development.
Tierra provided land planning, zoning documents, native plant studies for rezoning for this. Research was completed on impact of proposed zoning overlay districts, representation at neighborhood meetings and hearings, negotiation on zoning conditions where also and intrigue aspect of this project success.
