HISTORICAL RESEARCH SERVICES
Historical Research Services provides an overview and historical record of the ownership and environmental conditions of a property. These services may be used for due diligence and risk assessment purposes by property owners, bank representatives, engineering and environmental firms, and attorneys in connection with real estate transactions and as a supplemental report requested by firms completing environmental quality investigations.
Tierra Right of Way Services is fully qualified for the provisions of these reports. Established in 1989, our staff has many years of experience in providing these reports in accordance with industry standards for clients, including governmental agencies, environmental firms, financial institutions, and attorneys.

We offer the following reports and associated pricing:
Report #1. Historic Chain of Title Report ~ $200.00*
- A 50-year chain of ownership showing all vesting deeds and transfers of title
- 50- year chain of any leasehold interest showing all leases and chattel mortgages that may have affected property use
- Any recorded environmental liens, voluntary land use restrictions or declaration of land use restrictions. (VEMUR’s and DEUR’S)
Report #2. ASTM Database and Environmental Lien Search ~ $200.00*
- A search of all Federal and State records pursuant to ASTM 1527-05 standard for land title reporting. (American Society Testing Materials)
- Superfund Sites and Delisted Superfund Sites
- All databases of the EPA, including but not limited to: Environmental Protection Agency Environmental Liens, Recovery Act Facilities, Treatment Storage and Disposal Facilities.
- State of Arizona Superfund Program database
- W.Q.A.R.F. database (Arizona Water Quality Assurance Revolving Fund)
- Active Landfills and Closed Landfills
- ADEQ Databases:
- - Brownfield’s Cleanup Program and Brownfields
- - Underground Storage Tanks and Leaking Underground Storage Tanks
- - Reported Hazardous Materials Incidences
- Non-Compliance or Non-Compliance Investigation of RCRA Regulations (Resource Conservation and Recovery Act)
- Voluntary or Declared Environmental Property Use Restrictions affecting property land uses
Report #3. Historic Chain of Title Report, ASTM Database, and Environmental Lien Search Report (Combination of Report #1 & #2) ~ $350.00*
NOTE
*Above rates are for Maricopa County only. Rates for all reports outside of Maricopa County must be quoted. All rates are on a per assessor’s parcel number basis. There is a $50.00 for each adjacent parcel within same chain of ownership.
